
Demolition is underway at 1 Tudor Street, London EC4, the former north wing of Unilever House, situated on the North side of the River Thames close to Blackfriars Bridge. General Demolition is working with main contractor Balfour Beatty Construction to complete the 30-week demolition programme.
‘Progressive demolition by machine’ is the methodology being used to demolish the six-storey 1960s building. Three mini-excavators fitted with hydraulic hammers and a Bobcat skid steer loader, all lifted to the roof of the building by mobile crane, are performing the demolition work progressively, floor by floor.
One of the major challenges on the project is the removal of the 1.5 metre thick basement slab. To compress the schedule and prepare the slab for removal, core drilling and concrete slab cutting have been performed by skilled operators using special saws that use diamond impregnated blades and water to minimise any dust. The equipment required generators for extra power requirements and booster pumps to ensure an adequate water supply.
During the demolition works, the stair tower within the building will be retained due to its historical Tudor design. The site is also of archaeological interest.
The building lies within the ‘ring of steel’, the security and surveillance cordon surrounding the City of London. A road closure plan is in effect for removing construction and demolition waste from the site during specified hours, involving the installation of a special loading and unloading gantry.
When complete, property developers Halladale Group have planning permission to construct a new 70,000 ft2 (6,500 m2) office building.
