Demolition of St. Johns

Project Summary

General Demolition was awarded the demolition and enabling works package for part of the regeneration project on The Peabody Eastate, Clapham Junction. Peabody is London’s largest housing association.’ The estate was constructed in 1936 and modernised in the 1970s. The buildings on the estate house a combination of sheltered accommodation as well as rented properties.

The demolition scope consisted of 158 flats within 9 storey blocks, the demolition of the blocks required pre-planning and execution in line with Network Rail requirements. The sensitive nature of the demolition works adjacent to one of the busiest rail stations in Europe meant precision engineering and protection was required to ensure the rail lines remain live.

General Demolition carried out the asbestos removal, soft strip and demolition of the existing buildings in close proximity to the recently built phase 1 and existing phase 3 structures including site wide utilities disconnections and isolations. High reach demolition techniques were used in close proximity (as close as 4m), a large rubber mat spanning 6 metres wide and 18.5 metres long was fabricated and suspended using a mobile crane, the mat ensured safe removal of contained dust and debris. The entire site was cleared from all obstructions to 4 metres deep and underwent a large reduced dig and formation of a piling mat utilising the demolition arising hardcore which was crushed on site. General Demolition worked very closely with SISK providing neighbourhood liaison, value engineering in ground preparation and piling. General Demolition also undertook the utilities diversions and construction of new transformer bases liaising with UKPN.

The demolition and enabling works were carried out to facilitate’ the development of 528 new homes (up from the existing 353) in a mix of 1-, 2-, 3- and 4-bedroom apartments. There will be 279 affordable (social rent and intermediate housing) homes and 249 for private sale.

The scheme will also include 13,200 square metres of open space, a new public route from Clapham Junction station to Wandsworth Common, commercial space and a new community hub.
