Project Summary

General Demolition Limited were appointed as the main contractor to strip out, remove the building façade and demolish the existing roof, the 8th floor and the basement vault area of a 1980’s built 65,000 sq. ft office building.

Located in the heart of the City at the junction of King William Street, Cannon Street and Gracechurch Street, the client required complex demolition and subsequent refurbishment to the existing frame of the building which would provide after completion, Grade A office accommodation and retail space with two new floors, a new interior and a new Portland stone façade which would reflect the buildings surrounding historic background.

The project was divided into two phases. Phase 1 of the work was to strip out the building whilst allowing for the ongoing operation of a cocktail bar and the UK Power Network (UKPN) substation housed within the building.

Phase 2 of the project involved substantial demolition works resulting in the complete façade removal back to the concrete frame and stone cladding panels, removal of the roof top plant and mezzanine floor level, removal of the 8th floor slab to the 7th floor columns, removal of ‘bullnose’ SW corner on every floor level as well as the removal of the vault roof slab. The vault roof slab abutted a Church, St Martin Orgar in Martins Lane, a church most famous for being in the nursery rhyme “Oranges and Lemons”.

Prior to and during the works, General Demolition had to liaise with Transport for London (TFL) to agree a loading dispensation and to expel any impact our works had on their transport network and UKPN to have continuous 24 hour access to their substation.

The project faced some challenges, one being no direct vehicle access to the site due to the closure of nearby Arthur Street for the Bank Station capacity upgrade.

All arisings from the office building had to be broken down and passed through a 2m x 1m hatch in a cantilevered scaffold gantry, onto a waiting lorry on King William Street where loading could only be undertaken within a 5 hour period per day.

Challenges were overcome through diligent planning, intensive management, co-ordination and comprehensive communication within the team and third parties as well as consistent internal and external Health and Safety audits were carried out resulting in achieving all green scores.

In keeping with General Demolition’s safe working policies, the project was completed on time with no reported incidents and an overall score of 95% recyclability.
